Completely agree re; professional survey. It was a condition of my mortgage over in Camborne, and the vendor and I split the cost.

don't worry guys, its a big place i was looking at on fore street, i just wanted to know if there was a chance of shafts under fore street as the solicitor is charging £30 for the legal pack, which i think is to put off various buyers in the hope they don't bother getting it and then winning it at the auction, and they been stuck with something with a shaft underneath but various other factors relating to the property have put me off anyway.

ah you mean the old mine captains house, its a gorgeous looking house with a lot of potential for sure. if you were seriously thinking about i would definitely pay for the legal pack.

When you say Mine Captain's House, are you looking at the old manor house at the area of the junction between, Brickworks Hill and Fore street, or the Harvey's Count House, eastern end Fore Street or the supposed Wheal Quick Count House in Church Street. If it is the old manor house, then it is possibly over the O/C of North, or south Wheal John Tin Lode, needs drilling!

yay, yes its the manor house on the corner of the st day community centre, whats an o/c then. hows it ended up under the manor house.

an o/c is a lode outcrop - where a mineralised structure outcrops at surface. If the structure is not mined then it poses little risk, if on the other hand it has been it could pose massive risks to the property. e.g. has it been mined out and then infilled with waste, which could settle, is there shallow workings that collapse etc. Things to look out for are is the property bridging the structure, is it sitting on the hanging wall or the footwall.

The only way of confirming what is there is to drill a number of holes to ascertain what is there and what has hapened to it.

If I was buying a house in St Day, I would get the legal pack, pull the mine search out and absorb it's message.

There is no such thing as a bargain.
