I have been lurking the forums for some time and find posts about Redruth particularly interesting. Having a house in Redruth can lead to many interesting conversations about shafts and adits.

I am currently looking to purchase a small parcel of land located off Sandy Lane to keep chicken etc but am nervous about shafts and adits. I know Wheal Sparnon was within this area but have been unable to locate a map.

You will find that people are very wary about giving information about mining risk to landowners.
There is just too much risk of getting it wrong.

Very interesting map. I know that the land opposite near Wilkinson Gardens had contamination issues as this is evident on Cornwall Councils planning portal. It is interesting to see that the old land boundaries seem to have remained intact for the section I'm looking into.

Sparnon connects or used to connect with Grambler if I remember, tony blair (user name) might be along in a bit, he would know.

Gosh, when I lived in that district there weren't no houses built around there.

Well I am NOT a geology expert, I am just looking at the old maps. :smartass:
The big field that runs SSE. from your marker "looks" like it is not over the main lode (IMHO)
However the the three houses above, look to be right over the strike of the lode! There looks to have been a shaft in the back garden of the top one.

But people with more local knowledge may add to this. :thumbup:

So far as I can make out, the clump of bushes/trees top right of that house is the site of East Sparnon looking at my Hamilton Jenkin book.

Sandy Lane is a bit of a mining hotspot. Although there are several modern-ish abandonment plans and quite good mining-area-maps, the picture is by no means complete. There is a fair bit of shallow and ancient stuff around there. The lego estate opposite your plot dug up lots of shallow features. You'd have to chase the people who did the original site work to see whether any of these were likely to continue under your plot and what form they took. There is no substitute for digging it up, or poking it with a drill. The area maps are pretty good, but since they are large scale and a bit of a "indicator" rather than a spatially accurate plan, the person making the judgement needs to take this into account.

All old maps and plans are not created equally. Some of the distances measured are "3 chains, as far as I can spit and half a dogs tail long"

The field is probably OK for putting chickens on, if a developer was to develop it, they'd almost certainly recommend having a dig. If you were developing it yourself, you'd be foolish not to.

There is nothing in law stopping you from sinking all your money into a dream home sited right on top of a massive hole.

After all, this isn't about chickens, eh? :lol:

If you're going to develop it, get a proper firm backed up by proper insurance to do the job properly. If you don't, you'd be betting that it's fine.....which of course it PROBABLY is.

Thanks for all the feedback. The development potential certainly intrigues me as this is obviously a popular area. Looking at the urban development zone boundary currently in force, I know that this land would currently be refused any form of development.

The site on the corner of Sandy Lane and St Day Road was refused planning earlier last year due to being located beyond the permitted development zone. But as we all know these boundaries tend to become blurred once a president has been established.

At current we have a nice town house in the middle of Redruth and like the idea of owning some land for livestock.

Update: Land sold today 😠.

If you are looking at any other bits of land in the area be sure to look very carefully at the wall facing the road (or the bit of the wall which has dropped into likely mine workings)

One thing is certain. UK GDP planning involves building a lot of houses, many more than are within the local plans. Obvious bits would make a tidy investment. Obvious bits without mine workings under them.

Hillbillies have been chucking up houses on bits of cheap land without due care and back in the glory days of carefree lending, these properties entered the food chain. As occupiers die (there seems to be a demographic shift underway in redruth) these suspect properties come up for sale.

Lenders will insist on mining searches/investigations.

If you are a cash buyer, you are utterly alone. It has not been unheard of for unscrupulous vendors/agents to ignore bits of paper for a sale (and commission).

Like running your car on heating oil, or lying on your self cert tax form, you can save a few quid by glossing over the detail of some potentially significant mine workings, you may win, or those old timbers may rot and something truly awesome may open up.

If this is the case, give me a shout. I am all about going down freshly opened up holes!

Yeah, check out wot happened further down the slope over the years, Albany Road, Treffusis Arms area etc.

Somewhere in one of the classic Cornish Mining books is a picture of the Albany road area before it was built upon, the landowner(s) must have had a stack of old railway sleepers, throw 'em down, cover with stuff, £200 a plot or whatever it was back then, thank you very much....a hundred years or so later...

Prime examples of what can be missed by not conducting a proper site investigaton

There used to be a terraced house there on St Day road that had a granite lintel with a bit of a slope, always wondered if it was a crap builder or sinky sinky.
